As home shell construction becomes more popular, Highpoint Construction now offers shell builds for your convenience. We understand that finding a contractor willing to only build the shell of the home is difficult. That’s why we’re willing to go above and beyond for our clients.
Why? Cost savings! We get you started by taking care of the foundation, framing, roofing, siding, windows and exterior doors. Then you take over for the finishes. This obviously saves on cost – and also gives you a good head start.
If you have some construction knowledge, this could be a great option for you. You’ll be able to give your home an extra personal touch and work off your own timeline.
When working with a contractor, making changes can sometimes be difficult. This is because crews and materials are lined up and the speed of the build is faster. Making a change may mean sending subcontractors away, undoing some work, and then trying to reschedule everyone with the new plan in mind. But doing the work yourself makes this process easy. If you do not like something, you can revamp it and make the change yourself. This provides freedom to make adjustments without the hassle, lost time, and costs of change orders.
There is a tradeoff between how much of the house you want to build yourself versus the speed and expertise of a General Contractor. We can customize that process according to your needs. In addition, we’re happy to discuss code and inspection requirements for your county.
We typically offer two shell options: Standard Shell and Super Shell.
Shell Builds: Includes excavation, septic, foundation, framing, windows, siding, and roofing. You are dried in and ready to take over.
Super Shell Builds: Includes everything in a standard shell but adds electrical, plumbing, heating, air conditioning, insulation, and drywall.
Some financial institutions do offer loans for self-builds, but their availability and requirements vary greatly from one lender to the next.
We do have a list of banks we work with that may be very helpful in financing a shell to owner completion. There is a time frame discussed regarding owner completion specific to bank requirements.
